An existing two-storey retail building with a single storey basement currently exists on the site. The new scheme involves the demolition of the above ground frame whilst maintaining the Victorian basement space prior to construction of a larger ground floor retail space and four storeys of high-end residential accommodation above.

With height limitations imposed during planning, a key driver is to keep structural concrete slabs as thin as possible whilst also maintaining a widely spaced column grid to provide maximum flexibility within the retail spaces. engineeria’s use of the latest finite element software enables detailed optimisation of the concrete frame to achieve these results.

A UKPN substation is currently located within the footprint of the ground floor which will be maintained during the works and incorporated into the final design. Design, demolition and construction works will all take into consideration the strict vibration and ground settlement limits adjacent to the substation imposed by UKPN.
