The Client brief was to reposition The Rosebank Mall, a multi-storey retail centre from a run-down mall last renovated in 2003, as the premier shopping destination in the catchment area of the northern suburbs.
The mall was increased in Gross Lettable Area from 375 000 sq.feet to 670 000 sq.feet with an additional 20 000 sq.m parkade, while between 50% - 60% of tenants were still trading.
A bottom up services design was re-designed and engineered to function from roof down while the centre was operational, and existing parking decks were re-purposes and structurally upgraded to support retail dead loads.
The entire external facade was overhauled and re-clad, and a new bridge spanning 82 feet linking the existing mall to an extension on the other side of a bus feeder route.
