Design was inherited from the previous designer.  I was responsible for finishing the drafting, coordinating engineering and permitting the plans through the City of Los Angeles, including the arduous process of getting approval from the Mount Washington Specific Plan.  This was a new house on an empty lot with possibly the best views in all of Highland Park.

From the realtor:

·      2 story, 3 bedrooms, 2 1/2 baths is all new construction with modern design details.

·      2,000 SF house has a 400 SF garage with an additional 800sf of basement storage rest on a 5,534 SF lot centrally located in NELA

·     Energy efficient windows and doors.

·      Drought ready landscaping.

·      Quality hardwood floors.

·      Master bedroom opens onto private gray slate patio/ deck.

·      Master suite with dual vanities, walk-in shower, private toilet, and walk-in closet.

·      Energy efficient stainless steel kitchen appliances and walk-in pantry

·      Carrina marble kitchen counter tops resting on birch cabinets throughout kitchen

·      Laundry and dryer hook ups in the garage for easy access.

·      Property is engineered to toughest hillside seismic standards built on 15 caissons, connected with grade beams, with framing tied into steel moment frames.

·      Planter boxes to collect rain from roof to citrus tree garden and landscaping on drip system

·      Ductless mini split HVAC system commonly used in European homes allows for control of the temperature in each room individually
