140 Oregon is also known as “Standard Works Parcel D”, one of six buildings in a warehouse campus owned by Smoky Hollow Industries. The campus has a masterplan to renovate and redevelop the existing buildings to accommodate new leaseable office area and amenity spaces.
Parcel D will encompass 36,000 SF of creative office space within the exiting brick building and two new levels featuring steel, CMU and glazing. A new double-height entry design with climbing vines and corten steel features will improve the streetscape and identify the arrival point for the new offices. The north-facing level 2 office tenants will have overhead folding doors that open up onto a patio, and the occupiable roof deck will be furnished for lunch breaks, informal meetings, and office events.
