Canaan Parish

A new apartment community in the affluent community of New Canaan, CT is drawing praise from residents, town leaders and state legislators. The two L-shaped buildings frame a generous green space with outdoor amenities like a multi-purpose sports court, playground, community garden and sledding hill. Inside units have large windows with commanding views, 9-foot ceilings, kitchen islands with Quartz countertops, laundry hookups and private balconies.

Amenta Emma’s design involved the demolition of all units located at Canaan Parish and the new development of approximately 100 units of affordable and Market Rate housing, and on-site office/clubhouse. The redevelopment plan included phasing to minimize the off-site relocation of existing residents. The total square footage is approximately 130,000 sf and the construction cost is approximately $34M. 

The Design Concept for the new development focused on a central courtyard enclosed by two opposing L shaped 4 story apartment buildings with openings at the corners framing views to the lake and woodland beyond. Elegant overhangs at the roof give the building a friendly residential character and a stone base at the parking level helps to break down the scale and reduce the height.

Buildings One and Two are complete and fully occupied. The project received Energy Star v3.1, Indoor airPLUS, and NGBS Silver + Wellness Certifications.
