37 Wales Street Supportive Housing

Heading Home is a Boston-based nonprofit organization that aims to end homelessness in Greater Boston. Working with Heading Home, Studio G is designing 20 units of permanent supportive housing at their 37 Wales Street property. Located on an approximately 10,000 sf lot on a residential street, the project will serve formerly homeless families by providing stable housing and on-site support services.

The proposed development will demolish the existing structure and regrade the site to reflect the street’s natural slope. In its place will be a new, 4-story apartment building with 20 family-sized apartments (2- and 3-bedroom units), first-floor common spaces, and a Program Manager office for Heading Home’s staff to provide supportive services to residents. All the apartments will be targeted to extremely low-income families earning at or below 30% of the Area Median Income, a top housing priority for the City and State.

The location offers many amenities for families. It is within walking distance to Franklin and Harambee Park, the Blue Hills Boys and Girls Club, Salvation Army Children’s Learning Centers, and several Boston Public Schools. Public transportation can be accessed nearby, with the building featuring secure bike storage for residents’ convenience.

The high-performance building envelope and all-electric HVAC are designed to Passive House and LEED Silver standards. Now under construction, the near net zero energy building received Executive Office of Housing & Livable Communities (EOHLC, formerly DHCD) and City of Boston funding.
