Capistrano Unified School District

This facility is a modern administrative complex serving the various programming, technical and human resources needs of several hundred employees. Situated on a very lineal site paralleling the freeway, the complex is arranged to buffer the users from the extreme noise issues. The 120,000s.f. facility includes administrative offices, a teaching training complex, school academic and technology support, a District board room facility, along with additional space for growth and potential subleasing. The building is a two-story Type II-N, concrete tilt-up structure with California Mission detailing. The design balances the classic dichotomy of cost/aesthetic, mandated in this case by the District economies and City design principals. Through attention to detail and creative planning, it achieves a stature appropriate to its function and which validates its $210/ sq. ft. pricetag.
