The scope of work for the project included exterior and interior renova on of the 6th floor JLWQA and penthouse, including replacement of windows on rear and side facades, replacement of inner windows on the front facade due to LPC compliance requirements regulations along new windows on the penthouse. A new sun control device and exterior cladding at penthouse were designed. Roof replacement on the 6th floor and penthouse was as well scope of work for this project. Full mechanical, electrical and plumbing (MEP) scope of work was performed, in a complex context of an existing structure, while developing strategies for design implementation that would be feasible and economical for an occupied mixed-use building in the heart of Soho, NY.
Lenka Ilic, RA was retained to develop Design Development and Construction Documentation sets, prepare and coordinate DOB and LPC filing applications, including the schedule of Progress and Special Inspections and Tenant Protection Plan (TPP) applications. She issued Bid Documentation and assisted with reviewing received Bids from potentials General Contractors and made a recommendation on a Bid award.
The building dates from 1873, classified as a landmark, filing LPC application for bulkhead extension and re-cladding. The building system is wood framing, where fire stopping details were examined and designed in accordance with the current editions of the IBC and NYC Building Code regulations, while floor and ceiling assemblies were improved to allow for acoustics and thermal comfort improvement. Mul ple probes were performed to collect data on the existng envelope assemblies, and exis ng Structural and MEP systems and materials.
Lenka coordinated with multiple consultants involved on this project, including CSI specification writing, authorities having jurisdiction, consultants’ engineers, interior design team, etc. The project was organized as fast-track delivery method. Interior demolition permit was granted and the demolition work commenced while the CD set was under the development. The exterior scope of work master permit was granted following the LPC approval. The complexity of coordination was apparent in need to perform interior and exterior probes following DOB permits respectively, while finalizing CD set and contracts for construction budget, which were contingent on the probes’ findings. As a solution to the given fast-track delivery context, the contract for construction was divided into two parts. Building management performed a peer review with a third-party engineering firm for the proposed design, which comments Lenka addressed and satisfied in the first-round responses, representing the design team on the project as a prime consultant.
