The project site is located on Crenshaw Boulevard along the Metro Crenshaw/LAX Transit Corridor, just south of the proposed Hyde Park Station under construction at West Slauson Avenue. The project anticipates a vibrant pedestrian oriented street by setting the building away from the sidewalk an additional 15-feet to provide landscaping, street trees, street furniture, lighting, and other pedestrian amenities per the Crenshaw Boulevard Streetscape Plan. The main building entry is further recessed under an arcade that leads to an open-to-the-sky courtyard at the ground floor, overlooked by a second courtyard filled with seating amenities and plantings.

The building facade emphasizes the materiality of stucco, a ubiquitous building material in Los Angeles, by conveying the uncovering of construction layers from roughest to smoothest or from scratch coat to finish coat. The scratch coat is expressed with a combed stucco finish at the closest layer to the building, and the finish coat utilizes smooth stucco finish on an additional wall layer or double wall system. Control joints are used to both separate the stucco finishes and as extensions of the window frames to further frame programmatic uses within, distinguishing between sleeping rooms and living spaces. The base of the building is clad in an engineered stone veneer, creating a tactile experience for the pedestrians at the street level, enriching the walk to and from the metro stop.
