. Resolved a zoning conflict which forced the initial proposal to be reworked before the job is submitted for plan review. DOB requires thorough diagrams documenting existing and proposed square footage in order to warrant approval. Alterations are approved with the stipulation that 50% of envelope walls and the foundation must be retained.

Monitor Street: Multi-family Residential; New Building (CD, CA) 4,500SF $1,800,000

. Proposed alternatives to the initial floor plan based on the client’s request. Developed a solution with the client for the partial setback of the front and rear façades, resulting in a vastly improved unit layout for the building.

Wolcott Street: Multi-family Residential; Brownstone Restoration (SD, DD, CD, CA) 4,500SF $1,350,000

. Four family residential restoration through DOB approvals, design alterations, the start of construction, and a final as built document set.
