These three new single family homes were built using the Small Lot Subdivision ordinance in the City of Los Angeles. The massing was designed to be sensitive to the smaller single family homes in the immediate vicinity, by having just two story homes at the front and rear, and one three story home in the middle.

Though the Small Lot Ordinance has been met with skepticism in some neighborhoods, we were able to gain full approval from the Neighborhood Council for our project. Additionally, we worked with the neighborhood to remove a requirement for a new fire hydrant and street widening.  The RD1.5-1XL zoning limited the height to a maximum of 30’. We assisted the developer in obtaining additional Zoning Administrator Approval for a 24” height increase above the allowable.
