Located in West Oakland, this 2-acre site encompasses roughly an entire

city block. Previously a light industrial site, it now contains 94 residential
units, 30 work/live units, and 2,100 SF of commercial space.

Two, four-story buildings are bisected by a private mews with work/live
units, creating a tree-lined open space internal to the development. The
entry of the midblock mews is marked by a one-story commercial structure
with soaring ceilings, designed to spill out into the entrance to the open
space. The two buildings were arranged to step down in scale responding
to the neighborhood.

The design integrates an existing two-story historic structure. Above
which is an art piece coined “Even Jazz Gets the Blues” by artist Steven
Anderson in collaboration with fabricator SMA Events and Local Edition
Marketing.
