Side yard setback is the distance between the house and the property line, so isn't that's only about half the distance between the houses.  Just a thought.

Fire separation distance? 

The correct term depends on what you are saying are really referring to. In the building code, there are terms used to refer to the separation distance between buildings (including houses by the way).
