The villages of Tuscany inspired this pedestrian-oriented, upscale outlet center, containing approximately 176 tenants and 350,000 square feet of premium outlet retail in Busan, South Korea.  This popular destination is arranged along three stepped shopping streets, with five meters of separation between levels.  This multi-level design met the challenge of local planning regulations while optimizing building efficiencies and simplicity of use on the naturally steep hillside site. 

Five stone towers, featuring red tile roofs, plaster wall surfaces, and stone and wood accents create an authentic taste of Tuscany.  The project successfully met the challenge of translating the scale of the Tuscan vernacular into retail use.  The open promenades and plazas offer many vistas to the hillside surrounding the project, completing an end-user experience that is successful from both the exterior and interior of the center.

The central plaza features an interactive, surge-jet fountain flanked by a grand staircase and escalators.  This grand staircase’s function extends beyond that of circulation into an active focal space for people-watching, interaction and rest. 

An idyllic escape from the grind of the day-to-day, this project responds to the growing South Korean desire for the high quality shopping and entertainment experience, featuring local and international brands.
