The initial phase of the Chester Park Housing Complex was accomplished via Design/Build. The 173,000 SF facility contains 100 one, two and three-bedroom apartments for residents 55+, located in four interconnected wings on a 20-acre site. Each unit has a 24-hour security system and emergency call switches. Common spaces in the facility include a dining room, commercial kitchen serving 150, lounge, library, barber/beauty shop and workshop, located in a central structure between the housing wings. 

100 secured underground heated parking spaces were provided in addition to surface parking. The site enjoys excellent views to the east and west, and was planned to allow for future additional phases.

Each unit has exposure to the sun and to one of the superb views. Exterior materials (steel lapped siding, synthetic stucco and asphalt shingles) were selected to achieve balance between initial cost and appropriate image. Exterior elements are arranged to reduce the scale of what is in fact, one of Anchorage’s larger buildings.

In 1996, Kumin provided design and construction administration for Phase II, an 85,000 SF addition containing 42 one, two and three-bedroom living units on four levels. The building includes a 45-space underground parking garage. A two-story gathering area includes a sunroom and deck. 

Of the 42 units, 30 were custom-designed by Kumin for the individual owners.

Kumin’s third project for Chester Park is the Chester Park Assisted Living Facility, 48,000 SF comprised of 50 units on three levels on the Chester Park campus. The facility provides support for daily activities of senior residents, with the second level reserved for residents with Alzheimer’s or dementia. 

The fully-accessible one and two-bedroom studio units are supported by numerous facilities including a dining room with full service kitchen, a multi-purpose activity room with community kitchen, support staff service rooms, a doctors and physical therapy suite, and beauty parlor. A fully enclosed garden was included, to allow patients of all levels to have access to the outdoors while maintaining security.
