A decrepit industrial shell on a highly-exposed corner of a desolate neighborhood without a single coffee shop provided an opportunity to transform the neighborhood with a new hub of innovation in a part of the city that has been largely overlooked by such institutions. Designed to Passive House EnerPHit standards, the incubator was intended to provide the neighborhood with a beacon of perpetual creative activity; a place to think, work, eat, drink, and make.
