Commons at Ballard

This new mixed-use facility located in downtown Ballard is uniquely designed to encompass two small buildings rather than one large building, creating a “campus feel” that includes space for multiple courtyards. Should a similar approach be desired for the TESC student housing, our team has the experience to deliver outdoor spaces that are activated and which draw people to interact. The two-building complex includes 80 apartments, four large townhouses, and 21,000 square feet of retail on a .7-acre site. Catering to the pedestrian lifestyle, amenities include bike storage on every floor. 

Multiple construction types are creatively utilized to provide acoustical separation between commercial and residential floors while courtyards provide vibrant spaces for all users of the buildings to gather and mingle, a departure from the common practice of creating amenities for each group. A variety of residential layouts were an intentional choice for this project, to draw a diverse community of renters, and similar practices can be applied to student housing depending on the needs of each community.
