Employment 

Puchlik Design Associates, Pasadena, CA, US, Project Architect

o Provide supervision and quality control oversight to a team of drafters to deliver healthcare projects for hospital clients.
o Obtain OSHPD (Office of Statewide Health Planning Department) approval for several projects, ranging from $200K to $2.8M
o Reduce the number of back checks for permit though extensive review and quality control of drawings.
o Perform contract administration for hospital remodel projects. Write agendas and meeting notes, and attend all project meetings. Answer RFI’s, review submittals, and address discrepancies found in the field.
o Client contact for Prime Healthcare (a leading hospital network in California) and Cedars Sinai Medical Center projects.
o Write up budgets, proposals and work orders for client projects.

Aki-Home/ Nitori, La Palma, CA, US, Design Manager / In-house Architect

Nitori is the largest furniture/home goods retailer in Japan with over 300 stores. Nitori entered the US market in 2013 with plans to open 25-50 stores a year, starting in Southern California. Typical size of Aki Home retail stores are 25,000 – 35,000 SF.
o Designed and built all US stores
o Typically completed full sets of drawings for construction in 2-3 weeks, with 6-8 week construction time.
o Signed and stamped all drawings as architect of record.
o Developed prototype design and construction document set for US roll out program in both AutoCAD and Revit.
o Obtained all permits and planning approvals. Obtained Development permit for Aki Home's 3rd store in Torrance. Obtained CalTrans permit for work in Public Right of Way on a State Highway.
o Designed 100,000 SF Southern California distribution center in the City of Industry, and 10,000 SF corporate office headquarters in La Palma.
o Designed feasibility site plans for all potential ground-up sites. Designed site plan for 2.66 acre site in Stanton, including parking, site access and signage.

o Managed Valerio Entitlements Team for all projects within the office including clients such as Louis Vuitton, Starbucks, Oakley, Tender Greens, as well as several smaller local companies. Permitted several hundred retail stores and restaurants across North America. Specialized in Southern California, and specifically Los Angeles, entitlements and permits
o Performed 80-90 site visits throughout North America to create detailed hand-drawings to document existing conditions. Prepared hundreds of reports for various clients documenting all planning, jurisdictional, infrastructure and code issues for each project, as well as timelines and fees.
o Developed thorough time and cost breakdowns for clients to gage feasibility of proposed site.
o Reviewed and aided clients in developing Work Letters and Lease Exhibits protecting their interests.
o Managed a staff of three to coordinated permitting for all office projects and handled complex code issues.
o Interfaced with building departments, contractors, clients and public in order to apply for permits, explain the intent of the drawings to plan check engineers, and professionally represent Valerio Architects to our clients and the public.

Coordinated a variety of multifamily, mixed-use development projects within San Francisco and the greater Bay Area. Rendered graphics for planning submittals and for competition entries. Gathered information for clients to determine if LEED certification would be a cost-effective option. Designed interior layouts and finishes for residential condominium units, shell spaces for retail tenants, common areas, underground parking.
