Notting Hill Townhouse Renovation

As a first home, this early-Victorian terraced house provided a fantastic opportunity for our young professional client to put his own stamp on the property. The house was incredibly run-down when he purchased it, with significant damp, a leaky flat roof, and an old electrical installation. Our brief was to help create a modern three-bedroom townhouse with plenty of entertaining space.

The house is laid out over three floors.

At lower ground floor level, existing partitions are removed and the remaining fabric treated by a damp proofing specialist. The layout is entirely reconfigured to provide an adjoining kitchen and dining room, leading on to a courtyard garden.

The high ceilings of the ground floor rooms make these spaces perfect as the social heart of the home, the main living area and TV and drinks room linked together and enjoying dual aspect through generous windows to the front and back.

The outrigger to the rear contains two ensuite guest bedrooms over two floors and is topped by a new flat roof finished with composite decking and timber screening to provide a raised private space for enjoying the afternoon sun.

At first floor level, new partitions form a dressing room leading onto the master ensuite bathroom in an enfilade type arrangement. A redundant doorway is repurposed as a shelving unit to the landing study area, where a fantastic quality of light can be enjoyed from the glazed doors onto the roof terrace beyond.

To enable the the desired layout changes, it was necessary to design in ‘fire curtains’ which are interlinked with the fire detection systems to drop in the event of a fire and form a protected escape route from the rear bedrooms to the final exits at the front of the house.
