For our vision, we attempted to create a site that enhanced the community and brought in realistic revenues to Nashville, TN. The overall vision includes opening up the waterfront for public use, developing a buffer between the baseball stadium and the waterfront with an outside/inside sports complex, and creating residential areas throughout the site that will accommodate people of all different classes. The sports complex and the public waterfront will grow the community and add value to its surrounding sites. We expect that these two main developments will attract residents and even visitors of the surrounding areas that already have high traffic. Rather than passing over this site, people will come to it to enjoy it for leisure or for a purpose. When opening up the waterfront with a boardwalk, we envision that this development will aid in the development on the opposite side of the Cumberland River. We have built bridges to connect these two sides for pedestrians and bikers of the Music City Bikeway. The sports complex will grow the sense of community by facilitating adult and youth recreation leagues for area students and families. This large area also acts as a natural buffer between the river and more expensive infrastructure.
We expect that this development will aid in the surrounding growth and add a lot of value for the residents of Nashville, TN. We expect an increase in traffic to an otherwise underutilized space. We expect financial returns at the end of 10 years, however, nothing very large. We expect a huge intangible return to grow the city, the community, and give back to the residents of this area.
