Employment 

Beinfield Architects, Norwalk, CT, US, Senior Architect

Inherited full project responsibility from design development phase through construction administration for The Corbin District – Phase 1 development, in Darien, CT for Baywater Properties. Reviewed existing project
construction documentation and administered building department filings and construction administration for entire architectural development. Project consisted of phased development of complex incorporating multifamily housing,
commercial and retail spaces, a bank, rooftop amenities, and coordination with downtown parking. The project was successfully completed in Spring/Summer of 2023.

Managed project documentation as part of internal office team for the next, and much larger, Phase II development for the same client. This current phase (now under construction) incorporates an entire city block and includes multifamily housing (134 residential units distributed among 5 separate buildings), approximately 142,000 sf of commercial, retail, and restaurant space, an extensive underground parking, a pre-cast above ground parking garage,
a new office building with ground floor retail and restaurant spaces, as well as extensive development of new public spaces and downtown promenade.

Co-managed construction documentation and design for the Mill Pond development located in Norwalk, CT in association with Spinnaker Real Estate Partners. Similar to the Corbin District phases, this project consisted of
podium type multifamily development with Type V over Type I construction. Consisting of 77 residential units, with ground floor office and retail space, and amenity spaces at both the ground level and roof, the project has been Bid
and is now slated for construction.

By honoring historic New England context and detailing, and incorporating walkable amenities, shopping and living, these projects sought to re-imbue a strong sense of community, characteristic of traditional New England historic
towns, predominant in the 18th century. My role was to assist the firm in bringing these projects to life, from the drawing board to fruition.

In addition to serving as production lead and construction administrator, I also managed and assisted with construction documentation, and was responsible for Code reviews, Energy Code analysis and general production supervision for various projects as they developed. One such example involved the renovation of the hotel ‘Zero Degrees’, in Norwalk, CT for developer Randy Salvatore, RMS Companies. Carefull detailing of the façade entry, lobbies and amenities, inclusive of rooftop wading pool and bar, along with a simple materials and a restrained palette resulted in a much lauded revamp.

BP Architects, PC, New York, Senior Architect

Responsible for design, administration and project deliverables on numerous fast- track, high profile projects. Managed 67 Vestry Street, a high-end loft conversion in Tribeca, for Iliad Realty Group in association with Corcoran Sunshine, and numerous other partners. Uniquely situated on the water, the Tribeca development includes new condominium, townhouse and penthouse units, and has unobstructed views to the north and west of the Hudson River. In addition to all of the coordination typically required with city agencies, this project also addresses post-Sandy disaster relief provisions while incorporating an Amenities package complete with pool, spa, recreation facilities, and in-building private parking (very rare and quite coveted in New York City). Served as Design Director and Architect of Record for The Cru Hotel condominium conversion in Rhode Island. Managed Amenities and rental-to-condo conversions at the historic Landmarked building, ‘The Belnord’, in association with Robert A.M. Stern’s office (RAMSA served as Design Architect). At The Belnord, BP managed all construction documentation and served as technical Architect for the Amenities conversion, all Lobby renovations as well as all Apartment renovations. Targeted at $3000/sf, approximately 95 condos were converted. Other projects managed include development of Amenities facilities for Stellar Management on the Upper West Side, design and analysis for a new Physical Culture Establishment (PCE), with associated parking and retail, for HFZ Capitol Group, Inc., and various retail and residential conversions throughout the city.

Managed all project documentation and construction administration on 252 unit Condominium conversion and separate Amenities package at the ‘Metro’ [marketed as 53rd and 8th] for HFZ Capital Group. Responsible for Tax Lot filings and amendments, documentation needed for the Attorney General’s office, and coordinated extensively with client legal counsel. Responsible for the design and execution of all project presentations for The Metro, both for early Apartment renovation phases, and subsequent Amenities work.

Served as Project Manager for multiple townhouse gut renovation speculative development projects for Dixon Advisory (313 West 77th Street and 104 East 10th street), and managed a number of high-end apartment renovations for the office. Supervised and provided complete project delivery for a private townhouse gut renovation at 33 West 94th Street, a minor retail renovation at 49 Essex Street, a Medical Office Renovation at Apt. 1H, at the Apthorp, and 8 East 83rd Street (a terrace and penthouse Amendment), and served as Architect of Record and consultant for the new Blue Mercury retail store at 301 East 51st Street for HFZ. Managed design, production and delivery of 136 East 56th Street, a façade replacement project incorporating a new stainless steel marquis with backlit LED lighting, new limestone exterior cladding, stainless decorative metalwork, new exterior LED cornice lighting. and new plantings.

Further responsibilities while at BP entailed the research, documentation and completion of entire building analysis at The Apthorp, a Historic Landmarked icon, as well as full building analysis for the Metro, as part of requisite Condominium Declarations and Amendments. Supervised BP staff at various levels on numerous residential projects of varying scales. Simultaneous responsibilities included the design, coordination and project delivery of numerous apartment combinations and amendments. Daily responsibilities also extend to many other diverse projects with widely varying scope and complexity.

In addition to project delivery, responsibilities extended to the drafting and administration of firm proposals, firm correspondence to city officials, client and legal counsel, zoning analysis and building/Code documentation, Tax Report documentation, Attorney General reports and associated documentation, NYC Department of Buildings filings, Zoning (ZD1) applications, NYC Landmarks applications and presentations, Community Board presentations, Board of Standards and Appeals (BSA) applications, and review of project billing.

Garrison Architects (via CFA), Brooklyn, NY, US, Consultant / Project Architect

Project Architect responsible for construction administration on Contract 1, Phase 3 development of Beach Modules for New York City’s beaches at Coney Island, the Rockaways and Staten Island. These Comfort Stations, Lifeguard Stations, Offices and Storage buildings were designed and developed in response to Hurricane Sandy for New York City’s Department of Parks and Recreation in conjunction with the New York City Department of Design and Construction. I was also responsible for the development of these modules at the factories where I worked directly with the Construction Manager, Triton (T.B. Penick), the Owner’s Representative, Jacobs, and the Contractor, Deluxe Building Systems. Construction cost at $120 MM+. Initial Project Architect also for the Interim Housing Disaster Relief Prototype designed for New York City’s Office of Emergency Management and the Army Corps of Engineers. I was responsible for the development of construction drawings in concert with city partners and federal agencies.

Project Manager responsible for schematic design, design development, and construction drawings for a number of single family residential and commercial projects (commercial projects included an automotive prep. and maintenance facility and detailing/photo. facilities for Friendly Honda, as well as a new shooting range and retail facility for Blueline Tactical and Police Supply). Also continued to assist firm principal with construction administration on past projects carried over from previous firm (Raymond Beeler Architects, RBA). Solely responsible for project code reviews (municipal, state, IBC, Energy codes, etc.) permit administration and construction administration for previous RBA projects. Drafted contracts and project specifications. Developed and submitted firm proposal and office presentation for key commercial projects during tenure with this firm. Single family project construction budgets typically less than $1 million. Commercial projects ranged from a few hundred thousand dollars (auto. facilities) to the multi-million dollar shooting range for Blueline Tactical.

Project Manager for a wide range of projects, including, but not limited to: Single and Multi-Family Residential, Commercial, Institutional, Hospitality as well as Historic preservation/Adaptive reuse and a handful of Retail projects. Responsibilities also included legalizations, code reviews and permit administration at all levels - (state, local, and city). Drafted contracts and project specifications, and developed firm proposals in response to RFP's (Request For Proposals) and as required for submissions to New York City Landmarks Preservation Commission and SHPO (State Historic Preservation Office). Developed office presentations. Presented firm proposals at Architectural Review Board and Zoning Board hearings and met with clients and project team (contractors, engineers, consultants, etc.) as needed for successful development and implementation of projects. Prepared and drafted firm/team proposal for new ferry terminal on Fire Island as well as assisted with other proposals in response to New York State or Municipal RFP's. Project Manager for final phase of Williams Selyem Litton Winery in the Russian River Valley region of Sonoma, CA (a joint venture project with D'Arc Group and Alex Ceppi). Final project construction cost was approximately $20 million .Project Manager for $1 MM interior renovations to Kateri Residence, a skilled nursing facility located on the Upper West Side of Manhattan completed for the Catholic Archdiocese of New York. This project involved the coordination of work while the facility was fully staffed and active. Project Manager for $1+ MM ‘gut’ interior renovations to historic Landmarked Pelham Picture House Regional Film Center. Project Manager for numerous interior renovations at the (LGBT) Community Center headquarters located at 208 West 13th St., New York.
