About 

Over 20 years of comprehensive professional experience specializing in the technical aspects in the practice of architecture in various aspects of design and construction.

For over 15 years as Construction Administrator, I performed professional design and constructability review services on various existing and new facilities. Services included reviewing the design scope for compliance to code, ADA and other program issues, Agency Approvals,
Certifications, review compliance with Building Codes, ADA/ADAAG, Division of the State Architect
(DSA), DPW, Sustainable Certifications: Collaborative for High Performance Schools (CHPS) and LEED.

Responsible to monitor compliance with the contract documents during construction, receives, tracks, logs, and processes pay requests, change orders, RFI’s, submittals and other construction related documents in a timely manner. Construction Administration training of Architectural Staff.
Led meetings with the A/E Team to review and close the review comments. Resolved design,
construction and contract issues to avoid potential changes orders, constructability reviews,
change order negotiations, quality control and final occupancy of schools and DSA closeout.

Projects includes a wide range of experience in both public and private sector in  educational, commercial, industrial and healthcare developments where I managed design teams assuring that they follow specifications and special guidelines.

Rowland Heights Community Center, CA: Senior Project Manager/ Senior Construction Contract Administrator for a LEED Silver certified $17 million, 20,000 SF, Type V-B facility that includes a multi-purpose hall, exercise rooms, banquet hall in a highly constrained utility and drainage easements site, incorporating 3 tennis and 1 basketball courts, along with a maintenance building, landscaped and 178 cars parking lot.

Willowbrook Senior Center, Los Angeles, CA - Senior Construction Contract Administrator for a $2 million TI and exterior sun shade.

El Monte Unified School District, El Monte, CA: Senior Construction Contract Administrator for a $3.2 million, 2,800 SF Type V-B Snack Bar and $4.6 million, 8,900 SF, Type V-B Field House projects and site work, battling cages, fire truck access and landscape to consolidate and optimize the efficiency of District athletic functions.

Solano Avenue Elementary School, Los Angeles, CA (LAUSD): Senior Construction Contract Administrator for a new $12 million 5 new Classrooms for 125-students and Administration 2-story building with basement (K-5), 10,000 SF, Type V-B, a playground area, site improvements, new transformer, trash enclosure and a surface parking lot; modifications to existing (13) K-5 classrooms school for 351-students to allow for a second level connection to the new building.

Villa Esperanza Services, Pasadena, CA: Senior Project Manager/Construction Contract Administrator for a 2-phase portable classrooms and a new 9,800 SF 1-story classroom building and landscaped playground on a 40,000 SF site.

Holt Family Apartments, Pomona, CA: Senior Construction Contract Administrator for $13 million, 78,000 SF, 50 residential units of affordable family housing, 50 parking spaces (46 covered) and internal community amenities: shared Computer and Multi-purpose Room, Laundry, leasing office, an outdoor courtyard, a public recreation area, children's play area, exercise stations, and 2nd floor open terrace.

Cielito Lindo Apartments, Los Angeles, CA: Senior Construction Contract Administrator for 60,000 SF, Type V-A, $17 million, 5,000 SF of commercial space integrated with 51 affordable housing units, 55 stalls UG parking.

S. #5, Los Angeles, CA (LAUSD): Senior Construction Administrator for a new 84,691-SF, II-B Sprinklered, $26 million 3-building elementary school on a 5.2 acre site; the school facilities include 38 New Classrooms, a library, multi-purpose room, food service and lunch shelter, administration, playfields and surface parking and achieve a CHPS score of 42 for sustainable design.

Blair Middle School, Pasadena, CA (PUSD): Senior Construction Contract Administrator for 800-student facility sharing gymnasium and support services with the Blair International Baccalaureate School. The 2-story building program includes 20 classrooms, 4 science labs, 2 science prep, an art classroom, flexible classroom, canopied lunch area, food service and administrative offices. This $16.5 million LEED Silver rated project received AIACC/CASH 2010 Award of Merit.

California State University East Bay, Hayward, CA: Senior Construction Administrator for the site adapt design services and construction management of the $32.8 million project that consists of 64 new housing units for a total of approximately 400 beds (126,566 GSF) in a 4-story Type V building construction and a 20,000 SF new dining facility seating for 500 students that includes a full service kitchen as well as a variety of food stations, dining concepts and outdoor seating.

Glendale High School, Glendale, CA (GUSD): Construction Contract Administrator for $17.8 million High School Construction of 3 Elevator Structures, Arcade Structure, Concrete Bridge, Canopy, Stairs and Site Work in addition to Modernization of several Buildings on the school site and Voluntary Seismic Upgrade for The Administration Building.

Mark Keppel High School, Alhambra, CA (AUSD): Construction Contract Administrator for $38.1 million project incorporating a new two-story science classroom building, gymnasium, three-story music classroom and general classrooms, site work and alteration of Administration, Cafeteria, Auditorium, Library and Classroom buildings.

Chaffey College Student Services and Administration Building, Rancho Cucamonga, CA: Construction Contract Administrator for this new 26,400 SF facility housing numerous functions including registration, financial aid, administration, student assessment and offices for the president, VP and Dean. This $9.4 million project was the recipient of four AIA awards.

Columbus E.S., Glendale, CA (GUSD): Construction Contract Administrator for 2 Prefast Classroom Buildings, prefabricated concrete bridge, Site Improvements, Playground and Modernization/Alterations to the Administration and Classroom Bldg. as Phase 2.

Los Angeles Valley College, Valley Glen, CA (LACCD): Construction Contract Administrator for a temporary library and modular buildings for tutoring, supplemental instruction and media services.

Shirpser E. S., El Monte, CA (El Monte S.D.): Construction Contract Administrator for five new buildings on an existing school campus to replace existing re-locatable classrooms.

Grant High School, Los Angeles, CA (LAUSD): Construction Contract Administrator for 5 Small Learning Centers on the school’s campus.

Napa Street E.S., Northridge, CA (LAUSD) and Blythe Elementary School, Reseda, CA (LAUSD): Construction Contract Administrator for the Library Modernization and Site Addition.

County of Orange, Central Jail Upgrades, Santa Ana, CA: Senior Construction Contract Administrator for the Central Jail Complex upgrades. The scope of work for the project included design of a new fire alarm system and electrical upgrades. Architectural upgrades included replacement of floor and wall finishes in the main kitchen and scullery, replacement of ceilings in various locations in phases to accommodate the continued use of the facility during construction.

Fire Station #21, City of Los Angeles, Los Angeles, CA: Construction Contract Administrator for a new LEED silver certified $11.4 million, 24,700 SF, 2-story fire station, and a 5,249 SF, 1-story apparatus storage and maintenance building. The project also included the renovation of the existing 4,287 SF historic fire station. Site construction included an emergency generator, electric vehicle charging station, storm-water clarifier, and dry hose tower.

County of Los Angeles, Long Beach Courthouse, Long Beach, CA: Construction Contract Administrator for $10.4 million, 53,000 SF seismic strengthening of the existing courthouse building as well as ADA upgrades, and the addition of a shuttle elevator from the 5th to the 6th floor. The project is a six-story structure, 126 feet high, approximately 332,000 SF.

Huntington Beach City Hall Renovation, Huntington Beach, CA: Construction Administrator for this seismic retrofit project to the existing 5-story concrete structure of the Huntington Beach City Hall Administration Building. The complex includes three separate building facilities, the building houses police headquarters, city council facilities and city administration offices.

City of Los Angeles, Fire Station #4, Los Angeles, CA: new 40,000 SF replacement facility, $10.9 million construction budget.

City of Los Angeles, Fire Station #94, Los Angeles, CA: new 2,500 SF new multi-purpose room/facility and a 6,000 SF apparatus storage and maintenance facility conversion of a standard fire station into a regional fire station.

Corona City Hall, CA - Construction Administration Phase: Developed Addenda in the Pre-Bid Phase, modified the contract documents to respond to questions from bidders or City Staff during construction in addition to attending the Pre-Bid meeting. Processed contractor’s shop drawings, evaluated Contractor’s request for proposal, answered RFI’s, handled requests for design changes during construction, administered the completion, start-up and closeout process.

Corona City Hall, CA - Construction Documents Phase: Provided the preliminary and final design in the Construction Documents phase of the new City Hall, including all related improvements to the project site. In meeting the goals of the client, the design blended a new 125,000sqf. facility, which includes a Daycare Center, a Central Plant and parking for 600 cars, into the existing urban fabric established by the surrounding residential community. Responsibilities included design oversight, preparing and coordinating The Construction Documents and The Bid Package, ADA compliance and design enhancement, coordination w./ other disciplines and the supervision of drafting personnel.
