K&A is providing complete architectural and engineering design services for a new, two-phased, mixed-use/mixed-income development, which will act as an integral part of the Redevelopment Master Plan for downtown Norwalk, Connecticut. The proposed complex will incorporate 230,000 square feet of programming in a five- to eight-story building, which will include 101 one- and two-bedroom living units—in both flat and maisonette configurations; 15,500 square feet of ground floor commercial retail space; and 222 automated parking spaces located in a below-grade parking garage.
The design of Wall Street Place includes large windows and private balconies, all in a contemporary motif. These are set off by cast-stone elements, brick veneer sections and metal panels of various colors and textures. The site design for the project includes enhancements to the existing streetscape as well as a completely new urban street, which will allow access to the proposed second phase of development, which will include additional residential units.
Wall Street Place is fully expected to be a LEED®-Certified, as well as an Energy Star Multifamily High-Rise development. It will be a 70/30 project with 30% of the units designated as workforce housing, in accordance with the Low-Income Housing Tax Credit (LIHTC) finance program.
