This 10-story, 200+ unit building was designed for best in class units and amenities, with special attention to wellness, sustainability, and post-COVID lifestyle. Located in a high profile site in a bustling university town, each unit is designed with a flexible space that could function as work or school-from-home, with a focus on visual connection to natural light. A dynamic massing allows for nearly 85% of the units to have waterfront views, while respecting local historical context and neighborhood views. Generous balconies give ample access to fresh air, while providing an outdoor living experience in each unit.

Amenities are designed with the future in mind and maximizing connection to the outdoors. A gracious lobby greets residents and an indoor green wall brings nature inside. The gym features individual reservable exercise rooms with wellness centered spaces available. The library contains three individual "zoom rooms" equipped for video conferencing and attaches to the solarium, ensuring access to plants and sun to residents year round. A private dining room allows residents the ability to entertain at home, rather than going out. A community room and separate lounge aim to provide multiple places for gathering without large crowds. All of these spaces open directly the exterior roof deck with pool and outdoor living amenities. A creative parking solution resulted in podium parking for greater than 1:1 parking for vehicles and 1:1 parking for bikes. An outdoor terrace at the street will support local retail and welcome neighbors.
