It is the goal of Sage Realty Corporation, the leasing and management division of The William Kaufman Organization, to manage buildings that enrich the lives of Manhattan's workforce.  We’re searching for an experienced Architect to join us in developing effective and innovative solutions with a deep commitment to our clients.  The ideal candidate will have strong technical knowledge in conceptual design, building planning and detailing, construction documentation, and construction administration. 

Responsibilities
  • Design, document and execute multiple, simultaneous high-quality projects for various aspects of the business, including Pre-built spaces, Tenant Improvements, renewal TI, common corridors and bathrooms
  • Liaise with construction team regarding project feasibility, budget, scheduling and V/E opportunities
  • Collaborate with Engineer and coordinate architectural drawings with Engineer’s MEPS
  • Attend space tours
  • Produce test fits for tenants (2-D & 3-D)
  • Space measurement (USF/RSF)
  • Sales plans, rental plans, existing conditions
  • Maintain expert knowledge of building products, construction details, regulations and quality standards to incorporate updated building specs as needed
  • Attend weekly construction meetings (job specific) and regular meetings with tenants and construction managers
  • Find solutions to & revise documents accordingly in the event of unforeseen field conditions
  • Maintain license and sign/seal drawings
Description of Services
Prepare speculative marketing floor plans for available suites/floors. 
  • Attend an initial meeting with the Client to discuss the potential layouts for the suite/floor and prepare initial plans for review and comment. 
  • Revise initial sketches based on comments and prepare presentations/drawings 
Prepare demolition plans of existing installations. 
  • Work in conjunction with asbestos investigator to compile demo/abatement drawings.
  • Prepare architectural drawings for bid and construction. 
  • Prepare drawings for filing with the NYC Department of Buildings. 
  • Sign and seal drawings and forms for filing with the NYC Department of Buildings.  Coordinate with expediter as necessary.
  • Review of prospective tenant’s architectural plans. 
  • Perform a review of Architectural Drawings proposed by Tenant’s Architect for proposed renovations. 
  • Provide a written list of comments and questions to the Tenant’s Architect. 
  • Review the response/revised drawings from the Tenant’s Architect and confirm compliance with the initial comments. 
Programming and test fits for prospective tenants. 
  • Meet with the prospective tenant to determine their space requirements (initial program). 
  • Prepare a test fit plan for Tenant and Landlord review. 
Prepare architectural drawings for building standard common corridors, elevator lobbies and core bathrooms based on previously developed standards. 
  • Prepare drawings for filing with the NYC Department of Buildings. 
  • Sign and seal drawings and forms for filing with the NYC Department of Buildings. 
  • Provide Construction Administration throughout the project. 
Prepare Construction Drawings for Pre-built units. 
  • Examine proposed space and meet with the Landlord’s representatives to determine the space requirement.  Prepare preliminary plan showing existing and proposed partitions and furniture layout. 
  • Prepare construction documents upon preliminary layout approval. 
  • Coordinate Engineering plans including HVAC, electrical and plumbing. 
  • Sign and seal drawings and forms for filing with the NYC Department of Buildings.  Coordinate with expediter as necessary.
  • Tenant Build‐to‐Suits
  • Meet with the prospective tenant to review their programmatic requirements.  Prepare preliminary plan showing existing and proposed partitions and furniture layout based upon information provided by the Tenant.
  • Assist the Tenant in selecting finishes from the building standard options.
  • Prepare construction documents upon preliminary layout approval.
  • Coordinate Engineering plans including HVAC, electrical and plumbing.
  • Sign and seal drawings and forms for filing with the NYC Department of Buildings.  Coordinate with expediter as necessary.
Skills and Qualifications
  • Bachelor’s degree in architecture, design or related field
  • 5+ years working experience in architectural design
  • AIA® membership with license in state of New York
  • Knowledge and experience working with NYC building codes, ADA, zoning and other applicable laws
  • Working knowledge of AutoCAD, Revit, Microsoft Office, Adobe and BIM software applications
  • Understanding of project budgeting and scheduling and the ability to communicate and work closely with internal and external teams to ensure that project milestones are being met and deliverables are on time and complete
  • Experience with sustainability and green building preferred
