The goal of this 6 million sf mixed-use development was to create a new urban center in an area now rampant with unregulated sub-urban sprawl. With the addition of Washington Metro adjacent to the site, our client will be able to nearly double the F.A.R. The current diagram for the area is to construct a building in a sea of parking.
Our solution was to intelligently place buildings and parking to create grand public gardens and plazas that favor the pedestrian over the automobile. Buildings are placed close to the street edge to make the wide boulevards as urban as possible, while protecting the pedestrian realm within. This solution challenges the existing model of (sub)urban planning, and will be a catalyst for future development.
This master plan was approved by Fairfax County and construction of the first tower (also by KPF) is complete.
