Based upon a positive recommendation from another client ICS Builders, Inc. were qualified and subsequently awarded the Construction Manager and General Contracting contract for the 22,000 Sq Ft build out of Burlington Coat Factory’s Corporate Offices on the 11th Floor of 1400 Broadway, NYC. The original space was a vanilla box and the scope of the project included offices, an open bull-pen, executive offices, a conference room, a feature lobby, a reception area, an IT closet and an employee lounge.

The space was unoccupied during construction however as it was on the 11th floor of an occupied building in the busy Times Square district workers had to adhere to building rules and regulations so as not to disturb the adjacent tenants. Site access was provided by the building to subcontractors by freight elevators via an entrance on 39th street and all deliveries had to be scheduled for between before 6am or after 6pm. ICS Builders coordinated trades including carpentry and drywall, mechanical, electrical, plumbing, signage and telecommunications schedule was fast tracked with work commencing in November and completed the following March. Due to the nature of changes requested by the client after-hour variances as well as overtime were required in order to meet the project deadline.

The feature lobby and reception area were complimented with a feature wall designed as elevated floating panels with LED lighting in Burlington corporate colors, logo and signage. This feature wall was design-build and ICS Builders personnel worked hand in hand with the designer and his team to achieve the desired result. The reception area was further complemented with acrylic panels in the Burlington Red with a complete keyless entry system.
