The overall form of the building is organized to take advantage of territorial view corridors between the neighboring buildings and along 108th Avenue NE. This is expressed by the slightly angled and protruding multi-storied bays higher up on the building. The building steps back along 108th Avenue NE at level seven, which responds to the scale of lower residential building to the north.

The main feature of the building at the ground level is the four-story tall inset over the vehicular entrance with the driveway going through the building via a two story slot. The height of this space is accentuated by multi-story columns, a soffit upon which colored lighting will be projected, and a smaller scale one-story retail space in the southwest corner of the building. The two-story lobby area on the northwest corner will be translucent and give the building a softer, residential feel at the ground level.
