Gridiron Condos

Gridiron stands at the intersection of Seattle’s past and future. It’s fixed to Seattle’s past as it’s located in the Pioneer Square-Skid Road Historic District and contained within the triangular-shaped, 1903 Johnson Plumbing Supply Building. The existing building predates the 1909 Victorian Pergola, an iconic element of Pioneer Place Park.

The new addition, inserted into the existing exterior shell, is an 11-story, window wall clad high-rise offering 108 condominium homes with restaurants at its base. The scale and use of the project is able to contribute to present, characterized by the surge of intense activity and events it’s stadium neighbors provide. The future ROW surrounding Gridiron is planned for “Railroad Way,” a part of Seattle’s proposed Waterfront Park acting as a pedestrian gateway to encourage activity throughout the year.
