I have the massing of about a city block, and all I want to do is render them with a white color semi-transparent an dI am having bad luck. I tried with using the color in the "basic" materials editor, but it would not let me adjust the transparency without adding a map file.
so I tried a glass material and its not turning out huh I need it to.
any tips?

Holler!
there are 2 transparency settings, one with the material and the one about 1cm ABOVE that has the settings you're looking for.
Also, ditch Flamingo and get Vray.
