Great looking houses in LA, curious as to what the architects in LA think the hard cost/ sf were. Each of the houses are 1600 sf not including garage.

Are you looking to put down cost-of-construction offer for the property? The house looks like a cardboard box. Get a crew of mexicans at $3/h, some craft paper, and a scissor each. If the cost of construction came anywhere near $120sq/ft then they must have used fancy cardboard for it.

I thought I was going to be looking at something interesting when I saw that first exterior shot....but then I got to the rest and realized that house is fairly plain. The 454/sq ft is just to cover the lot and location.

Like wrought said: location/cost of land and site prep were probably enormously expensive and a huge percentage of construction costs.
