The primary idea of the design is to create a unique variety of living, relaxing and
recreation spaces within each of the 10 luxury residential units. In concept our goal is
achieved by creating an interlocking two level unit design that allows each unit to use
an entire floor plate level plus half of a second floor plate. (Please see the concept
diagram) Each unit has a private elevator lobby that is unique to that unit.
Natural cross ventilation is designed to take advantage of good weather days and
reduce utility costs. The design provides for the extensive use of day-lighting of the
interior spaces by utilizing sun control louvers and sunlight directing / reflecting devices.
The proposed design provides views from all of the units to the golf course on the north
and the ocean to the south.
The exterior design is created by externalizing the vertical garden concept with
a visual emphasis on water. The outdoor pool of each unit is revealed by an acrylic
wall that allows the prismatic effects of the water to show through.
Cantilevered glass shrouded balconies tilt out from the building at a different angle
at each floor. Sun screens and glass handrails complete the exterior composition.
