Flushing Town Center-Sky View Parc is a new, ground-up 14-acre, $600,000,000, 3.2M sq.ft. mixed-use retail and residential configuration with 725,000 sq.ft. of retail space, 1,026 luxury condominiums and parking for 2,650 vehicles in Flushing, Queens, New York.

The residential units are a mixture of one-, two-, and three-bedroom apartments that augment the existing housing options for a growing neighborhood that includes many business and cultural attractions, and offers proximity to major airports and highways, as well as convenient subway and LIRR access.  With trains running on both sides and low-flying aircraft limiting the height of the residential towers to ten stories, the site constraints of the project were particularly challenging.

Working with Perkins Eastman Architects PC (Architect of Record) and Muss Development LLC (Owner),  I was tasked with providing traditional construction administration services and full time site-based construction support while optimizing  coordination between the Owner, Architect, existing site conditions, engineering design teams, subcontractors, material suppliers and specialty vendors, producing $750,000 in cost savings in the first 60 days on site through interior architecture value engineering efforts. 

Phase 1 opened October 2010, and the entire project will be constructed in three phases over a ten-year period, including a small community center and public promenade along Flushing Bay, as the first segment of a larger waterfront master plan.  Community leaders report that Sky View Parc could fuel development interest in this north-central section of Queens, NY, and note that Citi Field, the new stadium for the New York Mets, recently completed on the river's bank next door, is aiding that cause, as well.  (Photo Credits: Ken Y.K.
