1001 Pennsylvania Avenue

1001 Pennsylvania Avenue is a 14-story, Class A office building located on Pennsylvania Avenue between the Capitol and the White House.  The structure  encompasses one full city block next to the J. Edgar Hoover FBI Building on 10th Street, across from the Old Post Office Pavilion on Pennsylvania Avenue N.W. and 11th Street.

Located where federal and commercial Washington meet, the 795,000-square-foot retail and office building is at once a monumental building and an accretion of new and restored existing structures. On the avenue side, the project presents a rectangular, symmetrical facade with vertical modulation, a tall rusticated base, and a projecting tenth story cornice line, all of which subtly respond to local context.

Its other three elevations create the appearance of a streetscape rather than that of a monolithic building, reducing the apparent bulk of the building. Embedded in the side and rear elevations are five existing downtown facades which have been refurbished.   The primary limestone facade steps back on several levels, creating rooftop terraces with different views of the city including the Capitol and the Washington Monument. 

The building's lobby features an eight-story rotunda, four concourses handsomely decorated in deep green and white Italian marble with bronze finishes, and a clock tower.  On the exterior, historical facades have been preserved and incorporated, creating an attractive blend of old and new.  The property includes a three-level underground parking structure with 544 parking spaces.  The 43,029-square-foot retail space features first-class and casual dining, banking services, copy services and photographic services. 

Hartman-Cox Architects produced the concept design and Smith Segreti Tepper McMahon Harned Architects and Planners PC (Architect of Record) developed the construction documents.  As an Intermediate Architect with the latter, I was tasked with developing the exterior wall sections and large-scale details for a third of the building, including extensive limestone, granite, precast concrete, brick façade and roof terrace section detailing and review of the exterior stone shop drawings.

The building sits within two blocks of three Metro subway stations that provide service throughout the District of Columbia, Maryland and Virginia.  (Photo Credits:  Hartman-Cox)
