Indian Institute of Management (IIM), Mumbai

This design proposal for the new Indian Institute of Management (IIM) Mumbai is a testament to what a world-class educational campus should embody.

IIM Mumbai sought to expand its infrastructure to meet the evolving needs of the institution, with a focus on sustainability and adaptability. The design strategy aimed to create a campus that not only supports IIM's long-term aspirations but also respects the integrity of its existing structures. Adaptive design principles were at the forefront of the approach, retaining and rejuvenating older buildings while incorporating new, sustainable measures.

The Masterplan

What distinguishes this project is its profound respect for the existing architecture and natural topography. Instead of resorting to demolition and contributing to construction and demolition waste, the planning embraces the land's natural contours, minimizing disruption to the environment. The master plan was thoughtfully designed to accommodate 4,500 students, expanding the current campus around the central Nitie Pond, which serves as the lowest point of the site. This strategic layout ensures that all water features and drainage systems are directed toward the pond, enhancing the site's ecological balance. The academic and residential facilities were positioned on higher ground, creating a dynamic yet harmonious campus environment.

With a total site area of 63 acres, the project was meticulously planned and the campus was divided into four distinct zones, each with a unique purpose,

1. Academic Quadrangle

2. IIM Hub - a centre for activities

3. Student Hostels

4. Staff and Faculty Housing

Academic Quadrangle: A Modular and Interactive

At the core of the design is the Academic Quadrangle, characterized by a modular, stepped structure that maximizes space efficiency. This design creates multiple terraces at varying levels, serving not just as aesthetic elements but as interactive spaces that encourage collaboration and community building. The seamless integration of hardscapes with softscapes enhances the connection between the built environment and nature, fostering an inspiring atmosphere for learning and growth.

The IIM Hub: a Lakeside Retreat

The IIM Hub, positioned around the serene Nitie Pond, forms the heart of the campus, offering tranquil vistas and a retreat-like environment. This hub is more than just a physical space—it symbolizes the essence of the IIM Mumbai experience, representing unity and belonging within the campus community. Designed as a vibrant gathering place, the hub supports a variety of activities, creating a dynamic social and intellectual environment.

Key facilities within the hub include:

1. Knowledge Centre (Library)

2. Campus Commons (cafes, lounges, and other studios)

3. Health Centre (gymnasium and other sports facilities)

4. Utility Centre

5. Amphitheatre

The proximity to the pond adds a layer of tranquillity, offering students and faculty a natural escape that enhances their overall well-being.

Residential Zones: Communal Living

Located in the northeastern part of the campus, the residential zones for students, faculty, and staff are thoughtfully designed to ensure both accessibility and tranquillity. These living spaces are strategically integrated into the campus layout, promoting a balanced and cohesive community where academic life and residential life blend seamlessly.

The design proposal for IIM Mumbai is not merely a master plan for the present but a visionary blueprint for the next 40 years. The design anticipates the institution's growth and evolution, ensuring that the campus can adapt to future needs while preserving its historical roots and respecting the natural environment. This proposal sets a new standard for future campus developments in India, blending modernity with nature in a way that is both forward-thinking and practical, paving the way for an educational environment that will inspire generations to come.
