Markus Gardens Apartment building will provide apartments with enhanced supportive services to promote positive development and transition to independence while reducing the projected energy cost by more than 20% under NYSERDA’s Multifamily Building Performance Program.
Located in the recently rezoned neighborhood of Jamaica, New York the seven-story, plus cellar, building occupies what were three separate lots, now combined into one. The building contains two separately functioning programs, an adult program and a young-adult program. The adult program will consist of sixty (60) studio apartments containing private bathrooms and kitchenettes. The Young Adult Program will consist of eight (8) two-bedroom apartments, containing shared bathrooms and kitchenettes.
The project is funded by the New York State Office of Mental Health (OMH) and tax credit financing. The building design is in compliance with New York City Building Code, NFPA 101 Life Safety Code, NYS Energy Code and other OMH stipulated applicable regulations. The design features two (2) separate entrances and rear yards, landscaping, interior finishes, fully ADA compliant features, and recreation rooms with warming kitchens. The ‘as-built’ conditions will achieve the goals set forth by the energy reduction model, rewarding our client with a grant of approximately $125,000 by NYSERDA.
