Regeneration of an underused high profile site in Shoreditch, Hackney, creating a new mixed use development of 70 apartments and 1200m2 of ground floor commercial/retail space in two new buildings with a landscaped courtyard between.
At the centre of a highly visible curved section of East Road, the front building fills-in and reinforces the urban block bringing vitality and active frontages to street level. The rear building is sculpted with landscaped terraces in response to adjacent buildings and amenity issues.
Complementary base materials identify the two buildings, with a unified architectural character formed by an innovative screening system that is adjustable by residents, which articulates between facades to moderate solar gain, daylight and privacy.
The mix of private and affordable housing is tenure blind, with a large proportion of family units. Improved ground level employment uses help to promote the balanced regeneration of the surrounding community.
Designed to London Housing Design Guide, Sustainable Homes Code 4, as well as Lifetime Homes and Building for Life criteria.
To inform future applications by other landowners, Hackney requested we include a block masterplan of neighbouring sites as an exemplar of a cohesive sensitive urban approach to the adjacent Listed Georgian terraced houses.
Purchased by Crest Nicholson in association with registered social housing provider One Housing. Completed end of 2014.
