411 Railway - Vancouver, BC

411 Railway St is a six-storey mixed-use building in the historic neighborhood of Railtown in Vancouver, BC. The project will be one of the first buildings to adopt the recently created I-4 (Historic Industrial) Zoning District Schedule, which saw the introduction of a new use labeled “Creative Products Manufacturing.” The project seeks to provide an innovative and flexible design that anticipates the changing nature of the neighborhood.

Flexible floor plans with generous floor-to-floor heights, make two central cores, modulated by an atrium and connected by open bridges. The atrium will provide a social hub, while visually connecting the users’ activities with the street.

Recessed storefronts along the ground floor on Railway St. provide separate entrances for multiple tenants including a restaurant, office space, and retail, while the atrium is pushed back to announce a generous main entrance to the building.

Two rooftop terraces provide communal areas for the occupants with uninterrupted views of the South and the North Shore mountains, while other rooftop areas support the restaurant on the ground floor with their own urban agriculture space.
