Project Manager for this $25 million building rehabilitation and upgrade project. Designed by Mayer & Whittlesley and occupying a prominent site on Central Park South atColumbus Circle, this 325 apartment building is considered one of finest examples of international style architecture in New York. It required significant exterior and interior restoration. Work included large scale exterior brick and terra cotta replacement and envelope re-detailing to incorporate expansion joints and a cavity drainage system. Balconies, terraces and roofs were fully rehabilitated and water management re-designed to prevent on-going infiltration issues. Other, completed, master plan components included historic bronze storefront replacement, lobby restoration, new commercial laundry, green roof installation, mosaic restoration, and building-wide electrical service replacement. During the project, the building was successfully designated an Individual Landmark and work was coordinated with SHPO and NYC Landmarks Preservation Commission. The project received the 2007 NYC LPC Lucy G. Moses Preservation Award
