Warehouse Row was formed in a 1984 renovation that joined eight nineteenth century buildings into one. After many years of turnover in the clientele, Hefferlin + Kronenberg Architects was hired to plan a revitalization strategy for the unique old building. Working together with Jameston Properties and Rodney Simmons of Revival Studios we are renovating Warehouse Row into an urban lifestyle center. Our plan include more convenient adjacent parking and high-end retailers like housewares, fashion stores, boutiques, niche dining experiences and offices.
Jamestown Properties and Hefferlin + Kronenberg Architects are collaborating with the city of Chattanooga to acquire the land behind Warehouse Row (their urban park) and to reconfigure Houston and Lindsay Streets. Angled parking is being added to Houston Street beside the parking garage and on either side of Lindsay Street, and a new street with parking joins Lindsay to East 11th Street behind the North building where the fountain now exists.
The obstacles to a successful mixed-use development that were identified through a workshop included parking quantity, access, visibility and adjacency and much more. General problems with the existing building systems included an outdated mechanical system, outdated mall and retail lighting, and bathrooms that do not meet the ADA.
The positive attributes/opportunities were identified as heavy timber and brick warehouse architecture that is in good condition, and location. Warehouse Row is located on one of the city’s main streets which will allow for a downtown evening destination by creating a retail/restaurant district that can become an alternative luxury shopping destination to Atlanta.
