Adaptive ReUse of a Former AMC theatre in Downtown Long Beach (Levels 2-3) into 69 apts, studios and townhomes.  Avoiding stuffy hallways, new Courtyards were cut into existing building, opening Circulation around 2 Landscaped Courtyards. The new Loft-Apartments,  Gym & Community rooms open to ocean-front air.

Featured, 2-story Townhomes align new & existing Courtyards on 2nd Level, with private balconies along new courtyards and private front patios.  Each unit offers two faces & unique views of Courtyards & City views.

Existing Apartments above remain with updated finishes & colors to match new construction.

Balconies align Pacific St along Blue Line Metro train to Downtown Los Angeles.

Note: Client wanted to make this a sustainably-powered building, but the City of LongBeach required Client to remove proposed Wind-spires. This functional sculpture was to align the retail courtyard.
