I am interested in a full time position where I can use my professional experience in architecture, interiors, construction, real estate development/owner representative and project management to contribute to the organization’s standing and success. 

As a professional with a Master Architecture degree, I collaborated on several projects in USA, especially in NYC and Europe, Italy: Milan, Florence, Rome, and Torino. I also worked as part of design team on projects in the Philippines, Manila, and Russia, St. Petersburg. My work has involved high-rise residential buildings, hospitality projects, commercial space, corporate offices, renovations, interior design and urban design/master plans. I have taken part in all phases of design and construction from schematic design, design development and construction drawings to construction administration and management. I have been responsible for managing resources, manpower, professionals, materials, deadlines, logistics and budgets.

I very much enjoy managing projects and coordinating with clients, architects, owners, engineers and other consultants. I have had the opportunity to work with developers such as Related, Magnum Tishman, CBRE and JLL, consultants such as Permasteelisa, Stahlbau Pichler, Boffi, Cassina-Poltrona Frau, Olivari and Artemide and clients such as Brooks Brothers, Cipriani, Zegna and Bulgari. 

Design is also one of my strengths, and I would love the opportunity to be part of a cutting-edge design team. I am available for a position that might involve to travel and can consider to be relocated, if needed. My dual American and European citizenship allow me to stay and work in most parts of the planet.

Ismael Leyva Architects, PC, Project Architect

Part of a 100-architects team to design and develop high-end high rise, hospitality and educational buildings in NYC and beyond. Working for developers, including Related, Magnum and Tishman, Alloy. After an experience of three years in real estate development and construction management, I joined again the office where I started working back in 2016. My duties included coordination among clients, design architects, consultants and vendors, achieving project requirements and code compliance; generating project schedules, milestones, assisting in the preparation and production of design options; from schematic design to design development and construction documents.
• 468 State St. Part of an architect of record team on this new development, in downtown Brooklyn. It includes two residential towers and a school, providing a new face to the neighborhood as well as services to the people living there. My team is focused on the school portion which is going to be one of the first passive house building in the city and working on the challenge of conjugating a cutting edge design with the strict school and educational construction guidelines. Great attention is put into the social background and history of the neighborhood as well the environment in general. Actually working on the design development phase of the project, using software as Revit and Comcheck.

Luxottica Group, New York, NY, US, Sr. Design and Construction Manager

At Nextore, the real estate development and construction-management department of Luxottica, the world’s largest eyewear company, I actively manage and design building projects. While Nextore develops and manages commercial and residential projects all over the world, I focus on the East Coast of North America. I produce drawings, designs, construction documents, site sketches, and mark ups on a daily basis. I also provide on-site construction supervision and construction schedule management, ensuring the efficient, on-time and on-budget openings of new or renovated retail and corporate locations. I strive for excellence and superior customer service, while managing the expectations of clients and colleagues. I work with people of many backgrounds and speak English, Italian and Spanish daily.

• 1 West 37th Street. I was deeply involved in the complete renovation of this building for the new Luxottica headquarters in NYC. From the purchase of the building in 2016 to its opening, I was responsible for direct management of luxury construction in an occupied building with an intense schedule of exclusive events and the routine working schedules of the employees. This involved finding design solutions, producing sketches and construction documents; pre-construction meetings with landlord contractors and ownership; coordinating with architects, engineers, consultants and vendors, including reviewing and approving their applications for payment and change orders; preparing and managing construction schedules; budget review of construction documents for accuracy; daily field reports, change order logs and other project documentation; securing the delivery of materials and services; and monitoring job site activity to ensure alignment with project schedule and quality of work. We achieved an extremely sleek and contemporary design with no tolerances for construction mistakes.

Ismael Leyva Architects, New York, Project Architect

Part of a 100-architects team to design and develop high-end high rise and hospitality buildings in NYC and beyond. Working for developers, including Related, Magnum and Tishman, I began as a job captain and was promoted to Project Architect. My duties included coordination among clients, design architects, consultants and vendors, including Stahlbau Pichler, Boffi, Cassina-Poltrona Frau and Olivari; achieving project requirements and code compliance; generating project schedules, milestones, and assistance with cost estimates, assisting in the preparation and production of design options; from conceptual through schematic design, design development and construction documents.
• 520 West 28th Street, Zaha Hadid's first project in New York, for Related, is situated on the High Line. I was involved in the DD, CD and CA phases for the 150,000 SF, 21-story high-end residential condo and was in charge of the other three lots: a theatre, an art gallery and a restaurant, leading a five-person team. On those I took part in all phases of the project from schematic design to DD, CD in constant collaboration with the design architect team of Zaha Hadid Architects, and worked on CA, surveys and site visits.
• 196 Orchard Street, 30,000 SF commercial (Equinox) and 80,000 SF residential high-end condo in LES, designed by the ILA office. I was involved in all design development and construction document phases in cooperation with the Equinox design team, interior designers, engineering team and façade consultants.
• 500 West 30th Street, a luxury residential building, designed by Robert Stern. I ensured the compliance of the apartment spaces with the Code and ADA guidelines, thru activities of survey, on-site visits and drafting.
• 23 Wall Street, landmark building re-designed by Philip Stark. I worked on the conversion of the first 11 floors from office spaces to commercial, luxury retail (Hermes). I took part in the bidding and DOB documentation.

Daniel O'Connor Architects, New York, NY, US, Design Project Manager

My duties included surveying existing buildings; preparing conditions, legal reports, and construction documents for filing with DOB; interfacing with the CEO, high-profile clients, such as Brooks Brothers, Cipriani, Luxottica, Zegna and Bulgari; working with DOB, Landmarks, expeditors, contractors including Permasteelisa, consultants including CBRE and Artemide; preparing all documents and specifications for contractor bids, design, drawing, 3D and rendering models; organizing site visits with clients for measurement and drafting purposes, purchasing and installations; and making office presentations and website displays. I began as intermediate architect and was promoted to Project Manager.
• Makers and Merchants, luxury restaurant for Brooks Brothers. The 15,000 SF project includes a large lobby, foyer, brasserie, 3 dining rooms, 2 bars, a lounge and a ball room located in 3-storys of a landmarked building in Midtown. I was involved in schematic design, DD, bidding, DOB and CD phases.
• Several bars, restaurants and clubs in New York, in which I was involved from the survey to the CA.
• Luxury residences in Manhattan and Brooklyn, in which I was involved from the survey to the CA.

CAZA, Brooklyn, NY, US, Intermediate architect

I created the physical model, formatted, produced and edited memos and other written materials for design presentation, and communicated knowledge of architecture and design to clients, in the studio and by telephone, for a mall and business center in Manila and a luxury hotel and building facilities for an airport in Philippines. For both projects, I was involved in the schematic design, model, 3d, DD phase and drafting activities.

Vittorio Grassi Architetto and Partners, Milan, IT - Paris, France, Junior architect

Working with the company’s president, a former associate of Renzo Piano Building Workshop, I prospected new business, connected with investors and the design community, mentored new employees with CAD, drawings, sales techniques and restoration. Projects included a Business Centre and school complex in Switzerland and a 700-unit apartment for a military town in Rome. For both projects, I was involved in the schematic design, model, 3d, DD phase and drafting.

Work included a 431,000 SF condo complex in Milan, a 216,000 SF business center hotel in St. Petersburg, Exhibitions for Salone Del Mobile di Milano, in Dolce & Gabbana Offices Building, designed by the office itself, and management of relationships with multiple accounts and dealers.

Studio di Architettura G. Alfonsi, Milan, IT, Project Architect

Work included restoration of a 55,000 SF landmark building in the center of Florence for use as residential, office and retail (Ferragamo); a 26,000 SF Condo complex near the Stadium of Milan; restoration and expansion of two 6,500 SF Liberty Villas on Lake Como; restoration of a 33,000 SF castle and 55,000 SF baroque gardens in northwest Italy; along with 40 projects to improve residential buildings’ energy performance as part of a Green Building Sustainability focus. Working with developers, including CBRE and JLL, I strategized with staff and clients. In each project, I was involved from the initial financial strategy and surveys through construction and delivery to clients. I began as intern and was promoted to Project architect.
