RAC Design Build, Los Angeles, CA, US, Architct III / Job Captain

• Design of Adaptive Re-use and Ground-Up Creative office Core and Shell projects ranging from 1,200SF to 40,000SF.
Responsibilities include:
- Direct work with Design Principal and Managing Partner and Project Manager to deliver projects to Private Equity Partner.
- Manage staff of (2) to produce Schematic Design/Design Development and Construction Documents, including full coordination of: Structural, Mechanical, Electrical, Plumbing, Fire Protection, Landscape Design, and Custom Door and Window Design.
- Permit coordination and management for projects in Culver City and Santa Monica, including Architectural Review Board presentations.

• Construction Administration Lead for several design-build projects, including cafes and creative office spaces.
- Work and communicate directly with contractors, sub-contractors and client representatives.
- Perform all administrative responsibilities, including: RFI, Submittal and Pay-App reviews.
- Work directly with Design Principle to develop details that are responsive to existing conditions and satisfy over all project design intent and goals.
- Participate in pre-construction budget development and review.

• Design and documentation of Higher-Education Tenant-Improvement and New Construction Projects for California-State University campuses. Responsibilities included:
- Created and coordinated BIM models to produce Feasibility Studies, Schematic Design/Design Development and Construction Documents.
- Provided Construction Administration services, including RFI and Submittal review.
- Agency coordination with the Division of the State Architect and the California State Fire Marshal’s Office to ensure accessibility approvals.
- Field verification, production of as-built drawings and analysis of existing documentation.

- CSUN Research Facility 1: Coordination of pre-engineered building for new research offices and labs.
- CSUN Student Housing Administration @ Satellite Student Union: Tenant Improvement of (2) story
administration offices and food hall.
- CSUN Reseda Boulevard Office Building Accessibility Mitigation: As-built drawings developed for accessibility upgrade feasibility studies. Work developed into full accessible upgrades for office building.
- CSUN Soccer Field Studies: Developed feasibility studies and presentations for donors.
- CSUN Redwood Hall - Women’s Volleyball Locker Room Renovation: Tenant Improvement of existing facility.
- SJSU - SPX Yoshihiro Uchida Trophy Case: Designed and rendered custom case-work for displays.
