Marginal Street Lofts is a new nine-unit residential building occuping a small but unique site on the waterfront in East Boston. Located between the residential neighborhood of Jeffries Point and an active shipyard, public art gallery and cafe, the design creates a tightly packed box whose section navigates height restrictions imposed by neighbors, parking requirements from the city, and the developer’s desire to provide water views for every unit. 

On its façade, the building mixes an industrial material palette of corrugated steel and cable mesh with warm red cedar siding reminiscent of its triple-decker neighbors. The building engages with its surrounding streetscape through a spatial and socially rich green screen façade. This armature for climbing plants greens the street while providing residents with shading in the summer and sun in the winter. The façade serves as a privacy screen for the building’s expansive front windows and balconies. Each unit’s balcony gestures toward the view over the water toward downtown Boston while describing each unit as a unique funnel shape within the urban landscape.
