I come from an architecture background, and progressed along the typical architecture internship route for several years at architecture firms.  But I wanted to gain a better understanding of construction in the field, where I felt many important decisions occurred.  So I took a construction project management position, where I ran every meeting and walked the job site every day.   I now have a unique perspective that allows me to manage the entire job life cycle, and an appreciation for critical issues that are essential for client satisfaction.  I gained diverse but industry-specific experience that has made me more marketable and versatile, and has given me a full range of construction expertise, from site feasibility studies and conceptual design completely through punch list, close out and even legal disputes.  This diversification also helps me work well with a wide range of individuals, and has given me the managerial skills to foster collaboration among various groups. 
         Recently with Red Bull Arena, Inc., I was one of only two project managers guiding the planning, development, budgeting and construction of Red Bull Arena, the new Red Bull Training grounds, and other smaller projects.  While these amounted to over $300 million in capital improvements, I studied everything that went right and wrong with the process, from the owner's perspective.  As owner's representatives, we managed and oversaw architects, construction managers, engineers, individual contractors, consultants, lawyers, and importantly, the relationship with local building authorities.  I negotiated and held contracts, budgets, schedules and details with all of those entities.  I made sure the owner’s vision was carried out in the most expedient and economical manner possible, while still maintaining exceptional design quality.  I was responsible for numerous edits and initiatives that amounted to savings, flexibility, and better buildings for the owner.  I designed the retail stores integral to the stadium, developed the executive offices, suites, and first-team lounge, and managed the procurement and installation of several bid packages throughout the stadium.  To do this effectively it was critical to interface with end users, in order to provide them with the optimum and most highly functional environment.  I was also instrumental in revising the new Training Grounds design to be cutting edge brand-specific.  I led the executive jury for design competitions, where the eventual winners were professionals that I brought to the project.

Red Bull Arena, Inc, Harrison, NJ, US, Owner's Representative/Sr. Construction Project Manager

Central to the design, planning, development, and overall construction management of: Red Bull Arena, the new Red Bull Training Grounds (multiple locations), Red Bull Arena Bullshop, Executive Offices relocation to Red Bull Arena 2nd level, and renovations to the existing Montclair State University Training Facilities, among other smaller projects.

Application of refined design sensibilities improved the quality, functionality, flexibility, and brand-alignment of aforementioned projects. Initiated alternate design solutions that slashed costs while reducing schedule durations. Technical proficiency with change order rebuttals saved thousands ($). Introduced higher quality architectural design to Red Bull NY.

Other responsibilities included: value engineering, quality assurance, cost savings, schedule control, bidding, contract negotiation, procurement, consultant oversight & management, timely issue resolution, and claims avoidance.

Single source/sole proprietor for entire breadth of construction management services for $12million in construction costs for North Caldwell School District Aug.‘03-Dec.’04.

Projects encompassed management of 9 separate Prime Contractors and bid packages, 21,000 sqft of ground up new construction/addition to Grandview Elementary School, 20 acre sitework/parking facilities installation, and 80,000 sqft of renovation to 3 additional North Caldwell Elementary Schools.
