The Job Captain has an important role in the execution of tenant and capital improvement related work in RXR’s growing portfolio. This person would interface with the Assistant VP of Architecture to ascertain and define a project’s requirements. The Job Captain will then draft a complete set of architectural construction documents, suitable for accurate bidding. They would also oversee the mechanical engineer and building department requirements related to their projects. Lastly, this person would be involved in construction administration phase activities.
The Job Captain must be professional, ethical, diligent and above all entrepreneurial during all phases of the job. The essence of this position is the execution of Company strategies to provide consistent tenant improvement projects with high quality design solutions that amply address function.

PRINCIPLE DUTIES AND RESPONSIBILITIES
Review design and scope of work with Assistant VP of Architecture
Field survey designated spaces, create accurate as-builts
Implement design into accurate and comprehensive Construction Documents
Complete work in compliance with project requirements and company standards
Interface with consulting engineers
Interface with expeditor on building department filings
Work with Construction Project Managers through construction process, responding to inquiries and any necessary changes
REQUIRED SKILLS AND ATTRIBUTES
Minimum 3-6 years’ experience or related experience.
Minimum, 4-year B.S. in Architecture/Architectural Technology, 5-year professional degree in architecture preferred.
LEED accredited a plus
Prior NYC architecture experience preferred
Must be creative and should have the aesthetic capability to visualize space and develop concepts for marketing and presentation.
Must have a good knowledge of the technical aspects of construction in order to produce quality construction documents.
Knowledge of NYC DOB filing and expediting processes preferred.
Understanding of Mechanical, Electrical, Fire Protection, and Plumbing systems
Must be an expert user of the latest versions Autocad and Architectural Desktop. Candidate may be asked to complete a small exercise in Autocad to demonstrate proficiency. Knowledge of Revit is a plus.
Computer conversant and proficient in MS Word, MS Excel, MS Outlook.
Strong analytical skills. Must be able to read a lease document and insure the lease conforms to the established work letter, and vice versa.
Must be a ‘people person’, communicative, an outstanding listener that pays particular attention to details and should be savvy in picking up nuances to successfully tailor programs within a space.
Must possess sound judgment and an entrepreneurial spirit to effectively negotiate the sale of a product (i.e., space) on behalf of the company.
