As a Project Coordinator I have comprehensive experience of a life of a project with composition and compilation of design packages and sets of drawings for submission and approval. I go beyond what my responsibilities and take upon most Project Management roles:
From the Initial phase, budget the time and burn rate, identify project deliverables, draft Contracts (PSA, PSS, CSA etc) . Procure required Entitlement and Due Diligence , a thorough research of the Project , summarizing information , codes research and consistent communication w/ jurisdictions and agencies, and acquire information from planning ang zoning, that applies critically with the project, that entails on acquiring As-built plans w/ Site field survey , photos and measurement, etc. in communication with the city's planners. Application of Entitlement, acquiring entitlement (Pre-application, Design Review, LUA, Administrative Exception, packages etc)
Involved in Schematic and concept design phase.
Presenting matured solutions on design problems the Architect's faces, integration of design with the owner/ client. Calculation of Floor Area ratio , Floor coverage , Zoning setbacks and heights applicable and complied with code. That progress and transition to a much more detailed phase of design of the project is the Site Development and the Design Developments phase, translating schematic drawings of the collective and preliminary approved design of the owner and Architect to CADD file. A furthermore detailed floor plans and elevations ,and BIM 3d concept/ Render using sketchup adding a level of detail with focus on design material and detailing, for a pre approval application and Design Review approval or other entitlements to the local city or local jurisdiction . Progressed to further detailed CADD Drawings: Construction Documentation for submission for approval to building plan check to the city and local jurisdiction , construction drawings set and package to be used for Bidding and Construction, etc.
