Aukett Swanke have been commissioned by Quintain as architects for their next phases of office development at the 85 acre Wembley Park development site in north west London.
Quintain have made enormous progress at Wembley Park creating a very significant step-change in the urban environment surrounding the iconic Wembley National Stadium and adjacent to the existing transport hubs at Wembley Park, Wembley Central and Wembley Stadium. This urban transformation to date includes new development comprising over 1000 new homes, the Hilton London Wembley, London Designer Outlet with 70 shops and restaurants, a 9 screen Cineworld and student accommodation. It also includes the refurbishment of the historic SSE Arena, Wembley.
A new mixed use consent has recently been granted by Brent Council for further new community expansion of Wembley Park which will eventually deliver over 7000 residential homes alongside a new 7 acre public park and a new public London Square. With funding and planning consent secured, construction will be at a pace not yet seen at any other major development site, with 3,000 homes under construction by the end of 2017.
To complement the overall development the design proposals include a major phase of 1.0m sq ft of grade A office development on the western perimeter of the Stadium. This creates a linear eastern edge to the existing Wembley Park Boulevard which links ‘Wembley Way’ with the urban realm around the Wembley Stadium mainline railway station.
Quintain’s objective is to establish Wembley Park as a new ‘office destination’, offering high quality, Grade A buildings with large, well configured floorplates, in an area served by excellent public transport and supported by a wide mix of residential , leisure and recreational facilities.
Quintain have recently secured a new HQ tenant for the first of the latest new office schemes; Building WP2. As part of this office-led initiative Aukett Swanke have prepared designs for two further large office schemes, Buildings WP3 and WP4, which comprise over 500,000 sq. ft. of prime office space. The designs also include a range of retail units at ground level addressing the main Boulevard, the Hilton Hotel and London Designer Outlet.
WP3 is the larger of the Aukett Swanke buildings comprising just over 265,000 sq ft NIA of office space and support facilities distributed over nine floors, with typical floorplates of 33,000 sq.ft NIA. A dramatic atrium space and reception provides a prime address off Wembley Park Boulevard and creates visual and physical connectivity across the floorplates. The ‘partner’ building, WP4, comprises 150,000 sq.ft NIA arranged over eight floors with typical floorplates of 21,000 sq.ft.NIA . The upper-most level on both buildings is set back providing generous landscaped terraces creating panoramic views into central London.
