302 Broadway is a new 36,000 SF mixed-use project occupying a unique site in Brooklyn’s South Williamsburg. The 4-sided lot is bound on the north by the elevated J,M & Z trains and to the east, the sunken BQE. Ground floor retail, and a second floor community facility sit below 24 rental apartments. Embracing the trapezoid geometry of the lot, the building’s mass steps back to a terrace at the height of the train, revealing, from above, a white core. Pin-wheeled terraces step and rotate around the building mass to the south as an exterior extension of the apartment’s living spaces, promoting engagement with neighbors.
