Additions and Alterations to Folsom School, in Hammonton, New Jersey, includes renovation of the existing facility and construction of two new additions. The additions are single-story structures with a total square footage of 22,000 +/- square feet.  The “front” addition is a steel-framed masonry-clad structure containing new science, art and music classrooms;  the “rear” addition is a pre-engineered steel structure housing the gymnasium/multipurpose room with adjoining masonry-clad full service kitchen, boys and girls locker rooms and toilet rooms, p.e. office, staff room, mech./elect. room and storage rooms.

In the capacity of full time on-site construction project manager/owner's representative, I was tasked with managing the following construction phase services:  coordinate the work of five (5) separate prime contractors (GC, S, M, P, E);  monitor the progress of the work;  control construction quality; monitor safety program;  recommend changes in the work; maintain jobsite records; conduct regular job meetings; prepare and distribute meeting minutes; coordinate processing of shop drawings and submittals;  process payment requests;  process change orders;  manage testing agencies;  monitor and edit the master schedule with contractor and owner-supplied work; provide daily liaison with the school district superintendent and board administrator;  prepare monthly construction progress reports;  implement and  maintain digital photographic record of the project; and manage close out phase to a successful conclusion.

Renovation work included roof replacement and new roof canopy at existing main entry; window replacement and exterior wall modifications; HVAC replacement in classrooms including electrical and related work; alteration work within the existing all-purpose room and kitchen, including demolition of the existing stage,  roofing and exterior metal wall panels; and rehabilitation /reconfiguration of the main office area, nurse’s suite, and men’s and women’s toilet rooms.  Site work includes new bus drive and drop off area, barrier-free curb ramps and sidewalks, and underground storm drainage and utility systems work.  All four phases of the project were completed on schedule and within the construction contingency funding limits.
